David Morrison, B.A., J.D.
After beginning his career as a lawyer, David founded Morrison Financial Services Limited in 1987 with a view to providing tailored asset-based financing to small and medium-sized businesses. David enjoys every aspect of his role, from being a member of the credit committee, to planning and steering his company’s development, and watching the team grow.
David has recently been appointed a member of the Ontario Securities Commission’s Investment Funds Technical Advisory Committee (IFTAC) for a two-year term. This committee advises the OSC staff on technical compliance challenges in the investment funds product regulatory regime and highlights opportunities for improving alignment between investor, industry, and regulatory goals.
Alenna Emer, CPA, CA
Before joining Morrison Financial in 2005, Alenna worked for six years in the Audit department of Ernst & Young. Now, as the firm’s CFO, Alenna is responsible for overseeing financial and tax reporting, treasury activities, investor relations, and risk analytics. Alenna is a key member of the firm’s credit committee and provides integral, strategic leadership to the business.

Matthew Solda, MBA
Vice President
Matthew is responsible for the origination and management of mortgage investments and condominium term loans.
Matthew joined Morrison Financial in 2018 and has a background in both construction and finance. Matthew has obtained a Bachelor of Structural Engineering from Queen’s University and a Masters of Business Administration from The Rotman School of Management.
Chawin Vajanopath, MBA
Senior Director, Operations
Chawin is responsible for the underwriting of mortgage loans and driving business operations and technology.
Chawin joined Morrison Financial in 2020. Prior to joining Morrison Financial, Chawin was a Senior Consultant at Deloitte Canada’s Organization Transformation practice focusing on strategy and building high-performing organizations for clients in various industries. Chawin obtained a Bachelor of Mechanical Engineering from the University of Toronto and a Masters of Business Administration from The Rotman School of Management.
Caroline Caldwell
Administration and Compliance
Caroline is responsible for mortgage administration and compliance under the Mortgage Brokerages, Lenders, and Administrators Act, 2006 (Ontario).
Caroline joined Morrison Financial in 2007. Before joining Morrison Financial Caroline worked as Supervisor, Office Administration for Royal LePage Real Estate and Bosley Real Estate. She has over 28 years of experience in the real estate industry. Caroline obtained a Bachelor of Arts Degree from Carleton University.
Sharon Barney
Director, Condo Term Financing™
Sharon is responsible for driving the success and stable growth of the Morrison Financial condominium
term financing program to fund reserve fund shortfalls.
Sharon joined Morrison Financial in 2024. Prior to joining Morrison Financial, Sharon was a project
manager in various aspects of the construction industry for more than 9 years, including finance,
accounting and administration. She has also served as a principal at a general contractor and
subcontractor. She had responsibility for the financial processes, control and reporting for a program of
projects. She has experience in construction mortgages, loans and bridge financing in order to complete
projects. Sharon has been an Officer of the Board of Directors of the condominium corporation where
she lives since 2022.
Sharon obtained a Bachelor of Arts from the University of Toronto and a Master of Business
Administration from the University of Windsor. She obtained her PMP designation in October 2022.
Fahad Warsi, CFA
Director, Mortgage Underwriting
Fahad obtained a Bachelor of Commerce specializing in Finance from York University and has prior experience in finance roles and construction financing. Fahad is responsible for underwriting, due diligence, loan monitoring, and portfolio management.
Justin Aubry
Director, Investments
Justin is responsible for Investment activities at Morrison Financial.
Prior to joining Morrison Financial, Justin was an Investment Advisor at Manulife Securities.
Justin holds a Bachelor of Commerce, Finance from John Molson School of Business (Concordia University).
Susan An
Associate, Mortgage Underwriting
Susan is responsible for reviewing and managing mortgage loan
opportunities at Morrison Financial. This includes, but is not limited to, detailed
underwriting, preparing letters of intent/commitment letters, and conducting due
diligence. She has a Master’s degree in Financial Analysis program from the
London Business School and an Undergraduate’s degree from Rotman
Commerce at the University of Toronto. Prior to joining Morrison Financial, she
worked in the Treasury team at CIBC and in the Real Estate team at Sun Life
Capital Management.
Ellie Binazir
Intermediate Accountant
Ellie is responsible for accounting and bookkeeping activities at Morrison Financial and its subsidiaries. Ellie has an honor advanced diploma in Business Administration from Humber College and a Bookkeeping diploma from Centennial College. She is also currently pursuing a commerce degree and a Chartered Professional Accountant designation. Ellie does photography in her free time.
